Your property will be marketed extensively through various advertising portals to ensure maximum exposure and target prospective tenants. This includes suitable tenants already on our maintained and consistently reviewed database. All viewings will be accompanied by a member of our lettings team, who will know your property and therefore be able to maximise the viewing to ensure that we make the most of any opportunity to secure you a tenant.
At SAB we handle the process of reference checking, the collection of security deposits and advance rent payments received from the tenant prior to moving into the property.
Once all references have been received and the Assured Shorthold Tenancy agreement (incl. Section 21(1)(b) Notice Requiring Possession) has been signed, we will send you both copies of the AST along with a statement and the balance of monies due.
Should your tenant/s vacate the property within the year, SAB will re-let the property at half price.
As you are aware, it is your responsibility as a landlord to provide a valid Gas Safety certificate covering all gas appliances and a Portable Appliance Test (PAT) certificate for all relevant portable electrical appliances. We can arrange this for you, in the event that you do not have one. Just give our lettings team a call, we are here to help.
Lettings & Management
In addition to our thorough Lettings Only service, we can also provide you with full property management. Your lettings account manager will check in your tenants and deal with all their requirements and any queries.
We will prepare a detailed inventory of items in your property, which will be checked and signed by your tenants when they move in. The inventory will be held by both parties and used to re-check your property at the end of the tenancy.
We will collect the rent on your behalf.
The management also includes ensuring you are compliant with all legal requirements, e.g. issuing notices, checking tenants out at the end of their contract, and maintenance and repair of the property as agreed with you. In short, all of the tedious duties that you would otherwise have to deal with, we take off your hands.
